What is "UP"STAGING?
Staging a house is a creative process of highlighting the best features of the house to ensure a positive impact on buyers. "Up"staging is the unique service provided by UPSTAGING YOUR HOMES.
Home staging is relatively new to Canada, since 2002; however over the years, in real estate markets all over the world, this process has proven to be successful in both "buyers" and "sellers" markets, leading to quicker sales, often multiple offers and higher prices for homeowners.
Homeowners not familiar with this service can view my portfolio. As well, one or more of the increasing number of design shows on HGTV demonstrate how homes can be staged quickly, at a reasonable cost, and lead to a quick sale. The more realistic re-design shows are: Divine Design, Design Inc. & Home to Stay.
Please Note: 1) Professional home stagers will not go into a client's home and confront them about their design choices and 2) the prices quoted on these shows do not include the cost of labour.
What is the process and how long does it take?
Staging a house can take anywhere from a few hours to a day or two, depending on the size of the house.
- The initial consultation (1-2 hours) provides homeowners with a "fresh set of eyes", which assists them to look at their home objectively inside and out from a potential buyer's perspective.
- During a room by room walk-through consultation with a homeowner, we note potential problem areas such as clutter, required repairs, furniture placement, room usage, traffic-flow, and lighting
- One of the major goals of staging is to de-personalize a home to allow potential buyers to visualize living in that house
- For DIYers, we will make verbal recommendations re: projects we suggest be completed before listing your home
- Colour Consultations, as required
- Referrals to dependable contractors, as required
- Sourcing or shopping/renting décor, furniture, artwork, window coverings, linens — items which will update and enhance the look of the house
Do I really need a professional real estate stager?
No, not if you are creative yourself and have the time to do it. However, a professional real estate stager offers experience, expertise, "fresh eyes" and an objective perspective to a home owner, as well as discounts available to professional stagers. UPSTAGING YOUR HOMES passes these discounts on to our clients.

Is there really a financial benefit to using a real estate stager?
YES — THE COST OF STAGING IS LESS THAN THE FIRST PRICE REDUCTION.
"Reduced Price" or "New Price" rather than attracting buyers, can have the opposite effect — deterring buyers by giving them the impression there's something wrong with the house.
