Please note: UPSTAGING YOUR HOMES staging services are available for "occupied" houses only. We no longer stage vacant properties.

Our Staging Consultation Services for Occupied Homes:
- The 1 Hour Walk & Talk — $95 + HST: for sellers who are handy & will make their own changes
For one hour, we will tour the interior & exterior of properties for sale, and provide verbal recommendations (which you can jot down) re: the priority projects we recommend be completed before the property is listed.
Depending on the size of the property and the time available, we may be able to demonstrate one or two of the recommended changes.
The benefits of home staging are often that simple and that readily obvious through the fresh and objective eyes of a staging professional.
Over 90% of potential buyers search online for their new houses; therefore the importance of the photos placed on the realtor's website and the MLS cannot be underestimated.
- The Stage & Shoot: This is the package for homeowners, realtors, rental agents, builders or for sale by owners who recognize the value of home staging but are too busy to prepare the property themselves.
UPSTAGING YOUR HOMES will provide a list of qualified contractors we have successfully used, source and shop for any required items, and then stage your house, using your furniture and decor, in preparation for the photo session with a professional photographer.
Consultation price: $150 for maximum two hours on-site, plus written recommendations and photos via E-mail.
A package price for the Stage & Shoot services will be prepared based on the size of the property and the services requested.
Not Selling but want a new look?
Try our Re-Design services!
Using your own cherished furnishings and decor, a modestly priced Re-Design can create new ambience in your home.
Rather than the focus being on potential buyers, the focus of a Re-Design is on you and the new look you want.
One Day Re-Design: You identify the room(s) you want re-designed (maximum three for full day re-design) and the look you are aiming for and then leave your home in our hands. With your prior agreement, we use the items you have identified, while also 'shopping your home' for additional items which may work better in the re-designed room(s).
Package Cost: $250 for 1/2 day; $450 for full day.
- Re-Design+: Maybe you are ready to change paint colours? Try wallpaper which is back in style? Try new lighting fixtures, new furniture, install new tile... UPSTAGING YOUR HOMES will help you achieve a whole new look through our design services: colour consultation, sourcing and shopping services, paint, new flooring or carpets, wallpaper, artwork.
We have access to designer discounts and wholesale prices from some vendors and contractors on the Coast and on the Mainland and are happy to pass the reduced prices on to you.
A package price will be provided based on the agreed upon services.
Virtual Upstaging or Re-Design services via E-mail
Available for:
- out-of-town clients
- an introductory service to determine a match between our services and the client's taste, or
- a second opinion for "do-it-yourself" budget-conscious homeowners
Price based on billable hours @ $75/hr — includes recommended changes for initial review of submitted photos, referrals to contractors or suppliers, responses to questions, and any research required to provide location of desired furnishings or décor.
Gift Certificates
Gift Certificates are available for staging or re-design services as well as the purchase of retail home decor at UPSTAGE.
